And plans submitted by Springfield Properties to create the development adjacent to the former Interfloor Factory, Edinburgh Road, have been recommended for approval.
The application is classes as a major development and so will go before councillors on the Planning Applications Committee next week.
In a report prepared for the meeting, which will take place on Thursday, planners explained that the 3.12 hectares site will be accessed from near Lochthorn Library.
There will be a mix of semi-detached and terraced houses, mainly two storey but some single storey.
No objections have been raised by stakeholders, however two have been registered by individuals.
They both relate to a lack of priority placed on walking and cycling, which is contrary to the council’s Local Development Plant, and also highlight the increase in traffic, access and parking.
The convenor of Cycling Dumfries wrote in an objection email: “While we welcome plans for the addition of affordable homes to Dumfries, as currently designed, this proposal as it stands will tend to lock in car dependency, which will reduce the overall affordability of the homes on the site, and also tend to create more traffic congestion and pollution on the A701 and Dumfries more widely.”
In addition, permission is also being sought for the construction of 11 affordable homes at the former Lincluden Church.
Ashleigh (Scotland) Ltd have plans to create a development with a staff base, and demolish the parish church.
It has been recommended for approval.
